Only Moita exceeded this figure, with 35.61 TP3T.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>For the first time, the average price per square metre in Barreiro has exceeded three thousand euros<\/strong>, standing at \u20ac3,092 per square metre in the first quarter of this year, according to the same source.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For reference: Almada is at \u20ac3,502\/m\u00b2, Lisbon between \u20ac4,800 and \u20ac5,900\/m\u00b2 (depending on the area), and Cascais above \u20ac5,000\/m\u00b2. Barreiro is still worth between 40% and 60% less than Lisbon.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The gross rental yield in Barreiro stands at <strong>5,4%<\/strong>, higher than Lisbon\u2019s 4.4% and in line with the national average of 6.3% recorded in the first quarter of 2026, according to Idealista.<\/p>\n\n\n\n<div style=\"height:60px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Why is Barreiro increasing in value more than Lisbon?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The South Bank leads the way in property price rises in the Lisbon Metropolitan Area in 2026. This is neither a coincidence nor a bubble; it is the result of a combination of factors that have developed over recent years.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Lisbon has run out of accessible spaces.<\/strong> <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The average price in the capital is driving away a growing number of buyers, both Portuguese and foreign, who are now looking for alternatives within the metropolitan area. Barreiro, with a ferry just twenty minutes from Cais do Sodr\u00e9 and prices that remain competitive, is meeting this demand.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Infrastructure is changing.<\/strong> <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The CUF hospital (a \u20ac55 million investment) is now operational. The regeneration of the historic riverfront (\u20ac27 million) is underway. Plans are in place to build 486 new affordable housing units at Quinta dos Fidalguinhos, representing an investment of over 85 million euros. Barreiro\u2019s first hotel, with private investment of 20 million euros, is set to open.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The Third Tagus Crossing is changing the map.<\/strong> <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The 15-kilometre road-and-rail bridge between Chelas and Lavradio was confirmed by the government in 2024. The final tenders are scheduled for late 2026, with the bridge due to come into service in the early 2030s. The direct rail link to Lisbon will fundamentally change perceptions of the distance between the two banks. In Barreiro, it can take longer. Those who need immediate liquidity or a guaranteed and predictable income will find the market less deep.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Reputation is still in a state of flux<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Barreiro has an industrial history that still influences many people\u2019s perceptions. Change is taking place, but it is a gradual process. This is keeping current prices down, which is both a risk (lower demand) and an opportunity (lower entry price).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The rise in prices may slow down<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A rise of 31% in a single quarter is significant. No market can sustain this pace indefinitely. Anyone entering the market at a time of rapid appreciation runs the risk of buying close to the peak of the cycle.<\/p>\n\n\n\n<div style=\"height:60px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">For whom does it make sense to invest in Barreiro?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Based on the data and factors set out above, investing in Barreiro makes the most sense for:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>People buying their own home with a medium-term outlook<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The combination of prices that are still lower than in Lisbon, a high quality of life and a developing infrastructure is an advantage for those planning to stay for at least five to eight years.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Investors with a long-term investment horizon<\/strong> <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Anyone seeking exposure to the value appreciation cycle in the Margem Sul area, with a yield higher than that in Lisbon and structural catalysts yet to be realised, will find this a sensible proposition.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Workers on a hybrid or remote working arrangement<\/strong> <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">For those who don\u2019t need to be in Lisbon every day, the opportunity cost of living in Barreiro is very low.
